The Latest in Luxury Home Trends

Posted: 17 Dec 2014 09:27 AM PST

In the realms of home decor and design, trends are constantly changing. Here on the Ebby Blog, we’re dedicated to keeping up with the latest trends and then sharing them with you. In a recent post, CNN Money reported on the most luxurious trends that wealthy homeowners are looking for in their next purchase. Some you may have heard of, but others may surprise you.

The Latest in Luxury Home Trends

1. Dine-in Wine Cellar: You’ve seen wine cellars, but now they’re being taken to the next level. Now, buyers want to be able to entertain guests right next to their immaculate collections of wine. (Pictured property: 3629 Wooded Creek Circle, Dalworthington Gardens)

The Latest in Luxury Home Trends

2. Parking: Common collectors items of affluent homeowners are rare and expensive cars. These high-end toys deserve spaces of their own, like designated underground parking or systems that park and organize cars themselves. (Pictured property: 9226 Hathaway St., Dallas)

The Latest in Luxury Home Trends

3. Air Purification: Whether it’s a mansion on a hill or a hi-rise above the city, the wealthy desire only the highest quality of air. Super savvy filtration systems featuring UV lights, energy-efficient fans, and humidifiers are more and more common. Water purification systems can also be found in homes like these. (Pictured property: 2555 N. Pearl St. #1402, Dallas)

The Latest in Luxury Home Trends

4. Drawn Out Driveways: It’s a common theory- the longer the driveway, the grander the house. Lengthy driveways add wow-factor and an element of suspense when pulling up to a home. (Pictured property: 2304 Lafayette Drive, Heath)

The Latest in Luxury Home Trends

5. Hobby Rooms: Love movies? Golf? Basketball? Music? All of these things can be incorporated into the interior of your home for a price. Indoor theaters, putting greens, sport courts, music stages, and more are all on the rise. (Pictured property: 5480 Buena Vista Drive, Frisco)

Happy Hill Choir Spreads Holiday Cheer

The holiday season kicked into full gear at the Ebby Halliday Corporate Office recently as we enjoyed the sounds of the Happy Hill Farm Choir. Each year about this time, Happy Hill Founder Ed Shipman and the choir make their rounds to spread cheer to corporate supporters of the farm.

Happy Hill Farm is a 500-acre farm that’s home to North Central Texas Academy, an independent, accredited, coeducational, interdenominational college-preparatory, day, boarding and international school near Granbury. Boys and girls ages 5 to 18 live, work and study at Happy Hill Farm, which accepts no federal or state funding, nor United Way money.

For many years Happy Hill Farm Academy has been near and dear to Ebby Halliday Realtors. The Ebby Halliday Library is located at Happy Hill’s academic complex.

Ebby Halliday Acquires Williams TrewExecutive Vice President & Director of Sales Offices Betty Misko, Williams Trew Co-Founder Joan Trew, Chief Financial Officer Ron Burgert, Williams Trew Co-Founder Martha Williams, and President & CEO Mary Frances Burleson.

We are very excited to announce that Williams Trew Real Estate is now part of the Ebby Halliday Family of Companies. Williams Trew, Fort Worth’s leading residential real estate brokerage, was previously a Sotheby’s company. Below is the text of today’s full press release:

Dallas-based residential real estate brokerage Ebby Halliday Real Estate, Inc. announced today it has purchased Fort Worth-based luxury real estate boutique Williams Trew Real Estate. Financial terms of the transaction were not disclosed.

Williams Trew, which was founded in 2000 by Martha Williams, Joan Trew and Marshall Boyd, will continue to be branded and conduct business under the name Williams Trew, an Ebby Halliday Real Estate Company and will continue to operate out of its current locations in Fort Worth. Ms. Williams and Ms. Trew will continue leadership roles with the company. Mr. Boyd will guide the transition and then pursue other existing business opportunities outside the company.

“Timing is everything, and the timing of this move meets current market needs and positions our company to better serve current and future residents of Fort Worth,” says President & CEO of the Ebby Halliday Companies Mary Frances Burleson. “This acquisition brings together two like-minded companies with many years of residential real estate experience.”

Ron Burgert, chief financial officer of the Ebby Halliday Companies, adds, “We have built our company on several strategic moves in our almost 70 years in business and we believe this acquisition will help ensure our market position for many years to come. From a business standpoint, we are able to combine budgets, marketing and advertising in a more strategic and cost-effective manner.”

“We are pleased to join Ebby Halliday and believe this move significantly strengthens our leading position in the Fort Worth marketplace,” says Martha Williams of Williams Trew Real Estate. “As part of Ebby Halliday, our agents and sellers will have more resources without losing our company culture. Both our companies are privately held and customer-focused.”

Adds Joan Trew, “Their team has a proven record of integrity, service and client satisfaction. They also have a record of integrating acquisitions smoothly and without employee or market interruption. We like and respect their approach to the business of people.”

The acquisition is effective immediately. “We are already working on the transition,” says Williams Trew co-founder Marshall Boyd. “It will be seamless to our clients and our agents and sellers will not be impacted. We will increase our marketing and advertising strength and realize targeted cost efficiencies.”

With this transaction, Williams Trew becomes an Ebby Halliday Company and will no longer be affiliated with Sotheby’s International Realty.

As an Ebby Halliday Company, Williams Trew and its Associates will benefit from the firm’s longtime affiliation with Leading Real Estate Companies of the World, a global network of more than 500 premier real estate brokers, and its luxury division, Luxury Portfolio International. LeadingRE affiliates produce more annual home sales than any other real estate network, according to Ebby Halliday Companies Corporate Real Estate Services Director Karen Greene.

It participated in more than 19,500 real estate transactions in 2013 with a sales volume of more than $6.4 billion. The Ebby Halliday Companies’ 13.5 percent share of the North Texas real estate market led all competitors, the nearest of which garnered 4.03 percent.

Independently owned and operated Ebby Halliday Realtors will celebrate its 70th anniversary in 2015. Having grown from a one-woman office to the largest independent real estate company in Texas, the company has consistently maintained a focus on service to the community. In addition to its support of many North Texas charitable organizations, the Ebby Halliday Companies belong to 27 local chambers of commerce.

“At Ebby Halliday, we’re proud of our undisputed role as the dominant real estate firm in North Texas,” Burleson says. “While 2014 has certainly been an exceptional year for our company, what remains most important to us is service to our clients, service to our industry and service to our community. We welcome – and appreciate – the opportunity to partner with Fort Worth’s most respected real estate brokerage.”

America’s Fastest-Growing Suburb is …

Posted: 10 Dec 2014 12:27 PM PST

Pop quiz: Name five of the fastest-growing suburban cities in the country.

Give yourself a point if you came up with Frisco, Texas. Add another if you named Carmel, Ind. Ditto for Sugar Land, Texas, South Jordan, Utah, and Franklin, Tenn.

Frisco, about 25 minutes north of Dallas, has been named one of the country’s best cities in which to live by both CNN and Forbes in the past five years. Many people — 136,000, at last count — agree, pushing the city’s growth rate from 2012-2013 to 6.5 percent, according to the U.S. Census Bureau. Before then — from 2000-2010 — Frisco’s growth was an amazing 247 percent, taking the city from 33,714 residents to 116,989.

Maher Maso, the city’s mayor, says it’s all been part of a plan. “When I moved here in 1992, we had 6,000 people and one blinking yellow light — and not much else,” he remembers. “Our growth hasn’t been an overnight thing. We’ve planned for it.”

Tony Felker, president/CEO of the Frisco Chamber of Commerce agrees, “We’re aware and proud of the growth, but there’s a concerted effort to ensure the growth by itself isn’t the thing we’re most focused on. We want to make sure it’s smart, sustainable, and quality growth.” At Ebby Halliday Realtors, we’re appreciative of these very qualities. Simply put, we’re bullish on Frisco and all of North Texas.

If you’d like to learn more about why Frisco is so attractive (hint: education, location, small-town values and a wide variety of great homes), Associates from our Frisco Office would love to fill in the blanks. To get started, visit

Eat Pizza, Make a Difference for Deserving Young Women

Posted: 24 Nov 2014 09:50 AM PST

Pie it Forward Yellow Flyer

Tomorrow, November 25, offers a fantastic opportunity to help out our friends at The Ebby House at Juliette Fowler Communities. From 4 to 9 p.m., 50 percent of your dining tab at Project Pie Pizza will be donated to The Ebby House, an innovative new transitional community for young women who have aged out of foster care.

Every year, thousands of young women age out of the foster care system. Many of them face severe outcomes due to lack of family and adult connections. The Ebby House program seeks to reverse negative trends and outcomes by offering young women a home to live in and mentors to love them while they learn to become self-reliant and entrepreneurial — volunteers and mentors themselves — which is reflective of the values and life of Ebby Halliday.

Project Pie Pizza is located in Preston Center. Present the yellow flyer at the time of order, either via paper or online. Thanks for supporting the Ebby House and enjoy your pie!

Get Your Fireplace Ready For Winter

Posted: 19 Nov 2014 01:32 PM PST

Colder days are here to stay and it’s time to get your fireplace roaring again. Before you fill you home with the warmth and smell of a cracking fire, though, there are some precautions you should take.

1. Check the Chimney: Have you called a chimney sweep recently? Experts recommend you have your chimney cleaned once a year. A fireplace is only as good as it’s chimney, so make sure you have it cleaned and inspect the exterior structure to make sure there are no obvious issues there as well.

2. Open the Flue: Ever started a fire and had the room fill up with smoke? If you’re new to fireplaces, you may not realize that this happens when the flue is closed. Many people close them in order to keep out small animals when their fireplaces aren’t in use. Simply look up and reach for a chain or lever to open it back up.

3. Vacuum: A quick vacuuming of the flue, smoke shelf, and the surrounding hearth is the last step to preparing for fabulous fires for many months to come.

If you’re about to be without a fireplace in the upcoming winter months, we have plenty of homes that could have you curling up by the fire in no time!

What Buyers Want: New-Home Design Trends

CM What Buyers Want lg2

If you’re trying to figure out what buyers are in the market for when it comes to a new home, look no further than the list recently published by Builder Online. Nick Lehnert, executive director at an architecture and planning firm, and Mollie Carmichael, principal at a real estate consulting company, have drawn up a list of design trends that are at the top of this year’s buyers’ wish list.

Here are some of the top trends they’ve discovered for buyers in the new-home market:

What Buyers Want: New-Home Design Trends1. Outdoor Space: Buyers are looking for private, low maintenance, outdoor space that has a high level of connectivity to the inside of the home. Likewise, because of this connectivity, many desire covered and protected spaces that flow seamlessly from the rooms inside.

What Buyers Want: New-Home Design Trends2. Super Kitchens: We always say the kitchen is the heart of the home, but this trend has now taken on a life of its own. Buyers expect the kitchen to be a center for entertaining and easy conversation that is open to the other rooms around it. Large islands with seating and pantries that hide clutter both play major roles in combining function, practicality, and style.

What Buyers Want: New-Home Design Trends3. Media Centric: More spacious media areas where buyers can make use of large screen TV’s or projectors are on the rise. In addition to more wall space, larger media rooms mean more seating and entertaining.

What Buyers Want: New-Home Design Trends4. Home Office: We’ve reached the age of the return of the home office. However, proximity to the main living area and kitchen have become more important than the previously desired location near the front of the home.

What Buyers Want: New-Home Design Trends5. Magnificent Master Baths: A soaker tub, a glass shower, and luxurious finishes continue to rank high on the list of buyers.

What Buyers Want: New-Home Design Trends6. Making an Entrance: Two-story entries and grand staircases with drama are the most ideal way to greet guests.
